Real Estate is a popular topic. We are all curious about how the market is performing and if we have made smart investments. Common questions we get asked are: is it a good time to buy? Is it a good time to sell? Can I even buy it? But have you ever wondered what it would be like to educate yourself on becoming a real estate salesperson yourself? Or what the process of getting your licence even looks like?
If so, you're in luck! We interviewed a recent Humber Real Estate Program graduate who has shared with us all of the ins and outs of the course, her tips and tricks and what you can expect if this is something of interest to you!
Question: Where do you sign up for the course?
Answer: “I completed my real estate education through Humber College. I started my course in April 2021 and completed it by May 2022, so it took me just over a year. Humber does give you up to 2 years to complete this, which is great because you can travel, work or complete the course at your own speed. During this time, it was also completed 100% virtually so my readings, classes and exams were all online.”Question: Can you explain the layout of this course?
Answer: As Humber explains, the “Learning Path” has 3 different steps. The first step is referred to as the Pre Registration step. Here is where most of your courses and exams will take place. This phase involves 5 courses, 2 simulation sessions and 6 exams. Each course has a suggested time frame to complete within, giving you some motivation and guidance on how long to focus on each topic. Below is how it is broken up:- Course 1: Real Estate Essentials
- Exam 1 = 2 hours
- Course 2: Real Estate Transactions
- Exam 2 = 3 hours
- Course 3: Additional Real Estate Transactions
- Exam 3 = 3 hours
- Simulation 1
- 1 week Zoom course with role plays, Q+A’s, and recap of course 1-3
- Exam 4 at the end of the week
- Course 4: Commercial Real Estate Transactions
- Exam 5 = 3 hour exam
- Simulation 2
- 3 day Zoom course with role plays, Q+A’s and a recap of course 4
- Exam 6 at the end of the week
- Course 5: Getting Started
After the Pre Registration step, you move into Step 2, which is where you register with RECO. Here, you have completed each course and are now ready to get started in the real world! During this phase, you have 1 year to find a brokerage, register with RECO and get started. I personally suggest thinking about this step during Course 4. Ask yourself what brokerage you want to work for and the mentorship you require.
Lastly, you have the post registration phase. Here is where you get back to more readings. Within a 2 year timeframe, you must complete 1 compliance course and 2 elective courses. These will range from 10 - 15 hours each of your time.”
Question: Please explain the look of an online course?
Once you access the course and want to get started, you will see it is further broken down into modules. Course 1 for example has 7 modules, each with an estimated time to complete it. Within those modules are a specific number of chapters.
Once you complete those chapters and the course as a whole, you are ready to schedule your exam.
Each course varies in price from $300-$750.00, but you only pay before you start a course or to schedule an exam. It is paid as you go, rather than all up front.”
Question: What Are The Exams Like?
Answer: “Once you have completed your course, you are then welcome to schedule your exam. It will likely be a week from when you complete your course. This is also completed through the Humber Real Estate Portal. It will cost around $100 per exam. If you fail, you must pay another $100 fee to schedule and retake the exam.For me, each Exam took place through Proctortrak, with a facilitator monitoring you. On average there were 100+ questions with 3 hours to complete it. Once you are done, you will need to wait a few days to get an email from Humber letting you know your exam has been marked. From there, you can log into your Humber Portal to check your exam mark. For Humber, a pass is 75% or higher. Once this passing mark is received, you are free to move onto the next course. “
Question: How Does A Simulation Work?
Answer: “A simulation is the practical part of the course. There are 2 in total and each involves 2 facilitators who walk you through a week of review, role plays and scenario based questions. These are a great way to connect with other students around the province, practise what you have learned from your readings and envision different scenarios. This is the place to make mistakes and learn! I remember being intimidated by them at first, but it was probably my favourite part of the course as a whole.To give an example of what they look like, Simulation Session was as follows:
Monday : Class 9 to 5pm with a 1 hour lunch break and two 10 minute breaks. Tuesday : Class 9 to 5pm with a 1 hour lunch break and two 10 minute breaks. Wednesday : Class 9 to 5pm with a 1 hour lunch break and two 10 minute breaks. Thursday : Class 9 to 5pm with a 1 hour lunch break and two 10 minute breaks.
Friday : Class 9 to 12pm, 1 hour lunch break, 2-5pm exam
Each simulation will also have a workbook for you to fill out and follow along throughout the week. Some students print off the workbook and have their laptop for Zoom only. I used a
monitor for my workbook and a laptop for zoom. Some people use a laptop for everything - whatever you are comfortable with!”
Question: Any Tips for Incoming Students?
Answer: “Before every exam, I bought the corresponding Passit Study Guide. Although I took my time reading each chapter and making detailed notes, this was an excellent tool to gain insight to practice questions and tips on any topics I had some issues grasping. The cost was approx $50.00/course.
Another tip I have is using Youtube to your advantage. I would research topics I did not understand, and used video as a strong learning tool to compliment my online textbook.
Lastly, I set aside a budget. As I mentioned, each course requires you to pay the fee before accessing the content. Be sure to have the funds ready, so you can start right away! I would budget about $5,000 for your course learning. In addition to that, you will need to pay additional expenses after. Some post school expenses include a criminal record check, RECO registration, local board registration, CREA, OREA, office commissions, team structures, laptop, car, advertising and more. I would suggest another $5,000 for this. I was not prepared for those extra fees in the end, so I hope I can help you prepare to be!”
